So you are thinking of moving to the mountains and maybe specifically Evergreen Colorado. You have probably looked at homes online on sites like Zillow.com and Realtor.com and seen some interesting homes. You may have even fallen in love with a property but know nothing about where it is located in Evergreen and if it even fits your lifestyle. Buying a home in the mountains is nothing like buying a home in the city. Homes are tucked away on the mountainside and it’s challenging to even know what neighborhood you are in. Some homes are on well & septic while others are on city water and sewage. Some homes have great Internet service while others not so great.
I am going to help to bring clarity to these questions and help you get your bearings on which areas of Evergreen best fit your lifestyle so when you see a home online you will know if it is truly a good fit for you or maybe not.
North Evergreen
North Evergreen is an area located between Evergreen Lake & I-70. I call North Evergreen “easy mountain living” because most of the homes are on city water & sewer, are on county maintained roads, high speed Internet, close to schools, restaurants and retail stores. If you commute for work then North Evergreen is close to I-70 which makes for a faster commute. If you enjoy skiing then you are within 1 to 1.5 hours to major ski resorts like Winter Park, Loveland, A-Basin, Keystone, Breckenridge and Copper. You are also in close proximity to two golf courses, one private and one public.
Homes in this area start at around $700k but most of them are $900k +. Most of the homes are in master planned communities which means they are a little closer together (.39 to 1 acre +), but definitely not on top of each other by any means. North Evergreen is a very popular area due to all the conveniences and can be a great place for someone who is moving from the city and wants to check the easy box.
Central Evergreen
Central Evergreen is an area that is comprised of homes and neighborhoods that flank both Evergreen Lake and downtown Evergreen. I personally live in Central Evergreen and I can say without a doubt that it is really nice being close to downtown Evergreen and Evergreen Lake. That is where most of the activities take place and I can easily be there in a few minutes by car, bicycle or foot. I have three children and being in Central Evergreen is a great jumping point for when we need to drive them to all their activities.
Central Evergreen is in the Jefferson County School District and is in close proximity to Evergreen elementary, middle and high schools.
Homes in this area vary greatly by price, size and style. Needless to say there is nothing cookie cutter about homes in Evergreen. Some homes are on well and septic systems while others are on city water and sewer. The majority of roads in this area are county maintained but there may be some private roads. Most homes in this area tend to have access to high speed Internet with providers like Xfinity and Century Link. You can find small mountain cabins starting at about $600k, while most family sized homes will start around $800k and go up from there. You also have large mountain estates located in this area.
South Evergreen
South Evergreen is an area located between Evergreen Lake, all the way South to highway 285. South Evergreen is a little more rural and the homes are a little more spread out. When I say rural, I don’t mean remote by any means. There are some neighborhoods like Evergreen Meadows and Evergreen Highlands where the homes are on a minimum of 2 acres. Most homes in this area are on well and septic systems and require a little further drive to schools, grocery stores and restaurants. Most roads are county maintained but some homes may be on private roads. Homes in South Evergreen start at about $775k but most of them are $900k plus in price.
There are a wide variety of Internet service providers for South Evergreen as not all homes in this area have access to wired Internet carriers. Most homes in this area are going to be on Century Link or Mountain Broadband. If a wired carrier is not an option then homes will be on Rise Broadband or Neteo (line of site carriers) or Viasat (Satellite carrier).
When it comes to schools, you are still in the Jefferson County School District. South Evergreen is unique in that your children will attend Marshdale Elementary which is an Evergreen school but when it comes to middle and high school your children will attend Conifer schools. Nothing to worry about as Conifer schools get great reviews. My son attends Conifer High School and we have had a great experience.
If you enjoy a little more privacy and space then South Evergreen may be the perfect fit for you.
West Evergreen
West Evergreen is an area located just West of North Evergreen just up Stagecoach Blvd and Upper Bear Creek. Homes in this area tend to be a little more rural and share many of the same characteristics of South Evergreen.
Most homes in this area are on well and septic systems and require a little further drive to schools, grocery stores and restaurants. While most roads will be county maintained there may be some homes situated on private roads. Homes in West Evergreen start at about $850k but most of them are $950k plus in price.
There are a wide variety of Internet service providers for West Evergreen as not all homes in this area have access to wired Internet carriers. There is no main Internet carrier that services West Evergreen. You mostly have to take each home on a case by case basis. Internet service providers may range from Century Link, Mountain Broadband (wired carriers), Neteo, Rise Broadband (line of site carriers) or Viasat.(Satellite carrier) If you work from home then West Evergreen is an area you have to do your due diligence on to make sure it is going to be a good fit for your lifestyle.
When it comes to schools West Evergreen is unique in that some homes are in the Jefferson County School District while others may be in the Clear Creek School District. This is important to discern as it may effect where your children attend school.
Overall West Evergreen is a beautiful area with some amazing mountain views. If you enjoy your space and peace and quiet then West Evergreen may be a great fit for you.
