If your home budget is in the $700’s range and you are considering moving to Evergreen Colorado then you may wonder just what kind of homes are available in your price range. Below I have put together some examples of Evergreen homes that have recently sold to help you get an idea of what mountain homes look like in your price range as well as what they sold for in relation to the original list price and how many days they were on the market. These are true indicators of how much competition there is for homes in this price range.
As of November, 2018 the homes displayed on this page had sold in the $700k range and are characteristic of mountain homes in the Evergreen area. Homes in this price range are commonly found in North Evergreen as well as dispersed throughout Evergreen. Neighborhoods in Evergreen for the most part are not the product of a master planned community.

Single-family Homes in this $700k price range can be in high demand depending on the location. As you see from my examples above some homes were on the market as few as 49 days while another was on the market for 260 days. Typically a prime home that is priced right in North Evergreen, could easily go under contract within 14 days. You can see based on the chart below the median days on market for homes in this price range is 19 days or less. Clearly the demand has increased for these properties as of 2018 as the median days on market decreased to 14 days on market.
Buying a home in the mountains is not like buying a home in the city. Mountain homes are more likely to be on well & septic and propane vs natural gas as well as various zoning assignments and may be located on multiple land parcels. It is important to have a real estate broker that specializes in mountain properties in the Denver foothills area. Having an experienced mountain broker can also give you an advantage when presenting and winning the offer process. I also recommend having a local mortgage lender that is familiar with working with Mountain properties.
If you have trouble finding exactly what you want in a home in Evergreen, I would encourage you to explore Evergreen’s sister community, Conifer. Conifer is a mountain community just located South of Evergreen and you can typically buy a comparable home for $50k – $70k less.
Having an experienced mountain area real estate / mortgage / title team can make all the difference between a smooth closing process and one that craters. This can be incredibly frustrating and stressful especially if you consider the domino effect it can have on your buyers (if you are selling a house) and the sellers of the house you are trying to purchase. Believe me, I have seen clients have bad experiences by going with online lenders who were enticed with a fraction of a point better rate than a more reputable lender.
If you are not sure about your housing budget or credit, I would encourage you to talk to a Mortgage broker to get pre-qualified for a loan. Having this conversation will help you to identify early if there are any credit issues so you will have time to address them prior to applying for a loan.
