Single-family Homes in this $600k price range can be in high demand depending on the location. As you see from my examples above some homes were on the market as few as 5 days while another was on the market for 157 days. Part of this is how the home was priced too high to begin with. Typically a prime home that is priced right in North Evergreen, could easily go under contract within 30 days. You can see based on the chart below the median days on market for homes in this price range is 19 days or less. Clearly the demand has increased for these properties as of 2018.
Tips On Buying a Home in Evergreen CO
Buying a home in the mountains is not like buying a home in the city. Mountain homes are more likely to be on well & septic and propane vs natural gas as well as various zoning assignments and may be located on multiple land parcels. It is important to have a real estate broker that specializes in mountain properties in the Denver foothills area. Having an experienced mountain broker can also give you an advantage when presenting and winning the offer process. I also recommend having a local mortgage lender that is familiar with working with Mountain properties.
Evergreen Alternative – Get More Home For Your Money
If you have trouble finding exactly what you want in a home in Evergreen, I would encourage you to explore Evergreen’s sister community, Conifer. Conifer is a mountain community just located South of Evergreen and you can typically buy a comparable home for $50k – $70k less.
